About Nirvana Vista Estate

Nirvana Vista Estate covers 54 acres at Rothbury with a country-style homestead on top of a hill, surrounded by terraced Italian-style gardens with stone stairs, clipped hedges and marble statues. Bookings are exclusive, so your group has the whole estate to itself, and the owners also allow garden weddings on the grounds for up to 70 people. That makes it a natural fit for a wedding party who want to stay where they marry, or for an extended family gathering for a reunion or milestone birthday. The homestead has seven bedrooms and four bathrooms and sleeps up to 20. The bridal suite has a king bed, a walk-in dressing room and a large ensuite with a circular spa bath, and each of the other six bedrooms has a queen bed plus a single. Shared spaces include a formal lounge with a log fire, a TV room with cable channels, a sunroom, a pool room, a small library and a toy room. The kitchen is equipped to cook for 20, and the dining room seats the same number across two large tables. Linen is supplied. Outside there is a sandstone-edged in-ground pool, a hot tub for six, a six-burner gas BBQ, and decks and pergolas positioned for the views across the valley. For weddings the estate supplies the venue and you organise catering, drinks and decorations, though the owners can help arrange catering, transport, golf, ballooning and tours. The owners don't live on site, so guests manage the property themselves during their stay and lock the front gate when they leave.

The estate charges per person per night: the midweek rate is $90 per person, and the weekend rate, which applies on Friday and Saturday nights, long weekends and public holidays, is $110 per person. Groups of eight or more staying Sunday to Thursday can book three nights for $240 per person. Weekend bookings usually carry a 13-person minimum. Cleaning is included, and using the property for a wedding attracts a separate fee negotiated on size and the furniture required.

House Rules & Stay Details

Guests have exclusive, private use of the estate; managers are not on site, so the booking party is responsible for the property and its guests. All linen is supplied, but bring beach towels for the pool and hot tub. The kitchen is fully equipped for 20. Only paying guests may sleep over, functions with outside guests must be agreed beforehand, and outdoor fires or fireworks need prior approval. Children must be supervised. On departure guests switch off appliances, lock up, set the alarm and lock the front gate. Deposits are refunded on cancellation if the dates are re-let, or automatically with three months' notice.

Only paying guests may stay over or use the facilities, though informal visits by friends or family are allowed. Functions involving people not booked as guests need to be arranged with management before the booking.
