About Farmhouse Hunter Valley
Farmhouse Hunter Valley is a privately owned Hamptons-style homestead in Pokolbin, with a separate loft studio called The Barn. You can book it three ways: The Homestead on its own for up to eight guests, The Barn on its own for a couple, or both together for exclusive use by up to ten. That flexibility suits a family or group of friends travelling in for a wedding or a milestone birthday who want one house with space to spread out, and couples who only need a single room. The Homestead has four bedrooms, each with a king bed that can be reconfigured as two king singles, plus a main bathroom with a double rain shower and double vanity, a second bathroom and an ensuite. Living space is generous for a group: a full farmhouse kitchen, two dining rooms, a living room, a lounge and media room, a laundry and two fireplaces. Outside there is a private wraparound pool, an alfresco lounge and dining area and a gas BBQ looking over parkland. The Barn, entered separately, is a loft with a king bed or two king singles, a double rain shower, a fireplace, a workstation and a complimentary mini bar stocked with drinks and snacks. The property sits on Casuarina Drive beside The Vintage golf resort, and every booking includes access to the resort's pool, hot tub, gym and tennis courts. The house runs a strict no-party policy, so it is a place to sleep and relax between wedding or birthday celebrations held elsewhere rather than somewhere to host them, and outdoor noise has to stop by 10.30pm.

How many guests does Farmhouse Hunter Valley sleep?
The Homestead takes up to eight in four king bedrooms, and The Barn loft takes two. Booking both together gives you exclusive use of the property for up to ten guests across five bedrooms.
Can we hold a party or event at the house?
No. The house rules set a strict no-party policy, and gatherings or events need the owners' written approval beforehand. Quiet hours run from 10pm to 7am, and outdoor music must finish by 10.30pm.
Can the king beds be split for friends sharing?
Yes. Each Homestead bedroom has a king bed that can be reconfigured as two king singles, and The Barn loft can also be set up as two king singles.
What facilities are nearby for guests?
Apart from the private wraparound pool at the Homestead, guests have access to The Vintage resort facilities next door, including a pool, hot tub, gym and tennis courts.
Is there a bond, and what is the cancellation policy?
A security bond pre-authorisation may be taken at booking, with the amount shown when you book. Cancelling more than 60 days out gives a full refund, 30 to 60 days out a 50% refund, and under 30 days no refund.
